The federal minimum is only half the story.

Here is the trap. A loan officer completes twenty hours of pre-licensure education, eight hours of continuing education a year, and assumes they are covered everywhere. Then they get licensed in a new state and discover that state wants additional hours on its own laws. The renewal stalls, the pipeline freezes, and nobody warned them.

The SAFE Act sets a national floor for every mortgage loan originator: 20 hours of pre-licensure education (PE) before you are licensed, and at least 8 hours of continuing education (CE) every year to renew. That federal 8 hours is fixed by rule: three hours of federal law, two hours of ethics, two hours of non-traditional mortgage lending, and one hour of elective content.

On top of that floor, many states add their own state-specific hours. Some add nothing. Some, like Nevada, push the pre-licensure total all the way to thirty.
